    Earlier this year, Herjavec spoke to Grant Cardone at the 10X Growth Conference and was asked what he\u2019d do if he was \u201cdown to your last million dollars\u201d and could only invest it in one thing.<\/p>\n

    \u201cI would invest in real estate,\u201d Herjavec said almost immediately.<\/p>\n

    Cardone then asked why he\u2019d choose real estate.<\/p>\n

    \u201cBecause desperate people do stupid s\u2013t,\u201d Herjavec said. \u201cYou\u2019ve got to take desperation out of the equation.\u201d (Though we should note that having $1 million likely wouldn\u2019t seem like a desperate situation to the general public.)<\/p>\n

    Herjavec\u2019s net worth is estimated to be between $300 million and $600 million.<\/p>\n

    \u201cIf I\u2019m down to my last million, you know what I\u2019ve got to do? I\u2019ve got to build a foundation,\u201d Herjavec said. \u201cSo I would take that money, I would invest in real estate, I would get an income stream, and I would forget it existed \u2014 and then I would go out and do other crazy stuff.\u201d<\/p>\n

    According to JM Financial, real estate investments can appreciate an average of 6% to 9% per year, depending on location, even without rental income.<\/p>\n

    Although Herjavec has seen his share of success, losing money isn\u2019t something that only happens to everyday Joes. On LinkedIn, the tech entrepreneur recently shared the story of his worst-ever investment: a breathalyzer company that all of the Sharks invested in \u2014 and it ended up under investigation by the FDA.<\/p>\n
